A new live-work typology for creatives and start-ups in Hackney

The Project
This innovative scheme on Kingsland Road will fulfil a need for creative live/work space with an emerging typology that will comprise generous communal commercial space with 150 individual co-living spaces for rent. Morro Living and Scape specialises in designing, building and operating market leading accommodation and this unique scheme is set to create a diverse community that reflects the working and living needs of modern occupiers.

Amenities include shared living spaces and large kitchens to help create a sense of community. Large windows will offer attractive views of the adjacent canal and the project will also include a rooftop terrace and gym. Flexible and efficient use of space will help create a sustainable, mixed-use eco-system where people can rent co-located working and living accommodation.

Dedicated workspaces will occupy the base of the building at lower ground, ground and first floors and will include a combination of modern light industrial maker and co-working spaces, along with dedicated studio and office spaces with shared communal break out areas.  The upper floors will include generous communal facilities used for work during the day and socialising in the evenings and weekends.

The scheme has also been given Gateway 2 approval from the Building Safety Regulator in 13 weeks – just one week longer than the BSR’s original target time of three months and the fastest approval in the industry to date.

Our Role
Veretec are working as both executive architect and building regulations principle (BRPD) with Morro Living and Scape, in collaboration with AB Rogers Design Studio, to deliver this unique creative community. Each co-living unit will offer a clearly defined set of super-efficient and adaptable spaces, with generous areas of built-in storage. Seamless co-ordination is key to successful project delivery alongside robust logistics for integrating services and highly bespoke, detailed joinery.

Modular bathroom pods have been used to reduce pipework and achieve an elegant and minimal finish. The project is located canal-side and presents the additional challenges of a double basement to house generous commercial space and a high-quality, detailed brick façade fronting the canal.

The project is targeting BREEAM excellent and is due to complete in 2027.
