
The Project
Holden House is a Grade II listed corner block in Fitzrovia, located on Oxford Street and Rathbone Place, and is part of Derwent London’s portfolio of commercial spaces in London. The existing buildings are to be demolished to make way for a new 8 storey mixed-use office-led scheme with two basement levels and external terraces on the 6th and 7th floors and at roof level.
Project Details
A new glazed brick atrium forms the heart of the building, providing natural ventilation and a sense of openness, while a sympathetically designed precast façade wraps the retained structure to create a thoughtful dialogue between heritage and innovation. Internally, generous, light-filled offices are designed for flexibility and wellbeing, featuring terraces that offer fresh air, panoramic views, and a landscaped roof terrace for outdoor working and social gathering.
Beyond workplaces, the ground floor provides a flexible retail offering for international brands, creating a landmark presence on Oxford Street and Rathbone Place. The project enhances the surrounding public realm and contributes to the long-term vitality of the West End, establishing a new benchmark for sustainable, adaptable design that will keep this corner of London thriving for generations to come.
The project is targeting low embodied carbon with an itemised demolition and recycle/re-use strategy, a mixed mode ventilation strategy and exposed concrete soffits. The existing stone façades at 54-62 Oxford Street and 51-58 Rathbone Place, designed by Charles Holden in the 1930s, will be retained.
Our Role
Following a Stage 2 design audit, we worked closely with DSDHA providing consultancy and technical support at Stage 3 to de-risk the project, before leading the completion of Stage 4.
Completion of the project is due in 2028.
