A bespoke and technically challenging upgrade of a historic London neighbourhood

The Project
South Molton Street Triangle is a 2 acre site within the Mayfair Conservation area bounded by Davies Street, Brook Street and South Molton Street. This innovative, holistic development by Grosvenor Estates will create a greener, more sustainable and accessible piece of the city, with new homes, shops, cafes and offices, and enhanced public realm.

Importantly the development will create more than 750 new employment opportunities in the heart of the West End, and generate ongoing economic investment in the area.

Our Role
Veretec worked alongside Red Construction for the early stage 5 works to support the delivery of this new mixed use destination on South Molton Street as part of the wider masterplan by Hopkins Architects. This sensitive refurbishment scheme, designed by Stiff and Trevillion, will upgrade 12 Grade II listed properties for contemporary uses, with shops, restaurants and cafes at ground and basement levels, and new affordable and private residential apartments above.

Our key challenge has been to ensure that we deliver a modern and compliant scheme for Westminster City Council within the constraints of historic, listed structures. Each building is slightly different and we have looked to integrate a range of products, including a new insulated render, to ensure the scheme is buildable, economic and stays ahead of fire regulations. Some necessary re-evaluation of stage 4 design has helped with service co-ordination and bathroom layouts, and the sensitive integration of new walls.

Work started on site in November 2023 and is due to complete in 2027.
